Here is the first in my blog post series that will highlight different communities in the Sarasota County area. Each community spotlight will include information including community size, number and types of homes, community amenities, and HOA fees, as well as nearby shopping and recreational opportunities. General price ranges for recent sales in the community will also be included.
What is Beachwalk by Manasota Key and where is it?
Beachwalk by Manasota Key is a new Divosta “Resort Lifestyle” community currently under construction on SR776 in Englewood FL and is located a short 2.5 miles from Manasota Beach. You can leave the car at home and ride your bike to the beach. Beachwalk will include 1,589 homes spread out over 785 acres upon final completion in a few years. There is plenty of dining and shopping options nearby including a Walmart, Home Depot, Publix grocery, Outback Steakhouse, Skillets, Rib City and much more. You can take a 20 minute drive up US41 to downtown Venice and enjoy all the dining, shopping and events there or for a more laid back experience head south on 776 and in 8 minutes you will arrive at the historic Englewood Dearborn Street and all the shops and restaurants there!
Beachwalk by Manasota Key Home Prices
Beachwalk offers new homes and villas starting at about $375K although the largest homes on premium homesites will sell for a lot more. The final price of a new home will include the base home price, plus a homesite premium. Water view homesites demand a premium over homesites that may have a lesser view or location in the community. Buyers then visit the “Design Center” where they can choose to upgrade almost anything in the home- floor tile, carpeting, cabinets, fixtures etc. Selecting lots of these upgrades can really drive up the final price however.
What types of amenities will Beachwalk have?
Beachwalk by Manasota Key is positioned as a “Resort Lifestyle Community” similar to a Del Webb type community (Pulte/Divosta also builds the Del Webb communities). The amenity center is nearing completion and should open by this summer. Featured will be a large resort style swimming pool with beach entry, 5 tennis courts, 10 pickleball courts, 6 bocce ball courts, and a large fully equipped fitness center. There will also be an onsite bar and restaurant as well as a dog park and a fire pit area. Being so close to the beach may be the best amenity though!
Beachwalk by Manasota Key HOA fees and taxes
So you bought a home at Beachwalk, but how much is the HOA fee and what about real estate taxes? Since Beachwalk is located in Sarasota County you will pay only the county tax- no additional city taxes, and there is NO CDD Fee! The CDD fees in some other communities can be as much as $4,000 per year. For info on CDD fees see my other blog post Here. The HOA fees are between $326 and $359 per month depending on the size of the home, and include all of the amenities as well as lawn care and landscape maintenance for all homes.
